The contract is a mixture of chillers being covered Comprehensively or Maintenance and Repair Cover, this is due to the age of some of the chillers that cannot be supported comprehensively anymore. Eleven Chillers are covered Comprehensively and seven Chillers covered under Maintenance & Repair terms only, with some additional exclusions that are specified below that apply to all chillers. Both contract types no longer includes a plant insurance element for compressor failures and no longer covers for loss of refrigerant over the term of the agreement. Both of these elements were removed to save costs and if a failure of compressor or a loss of refrigerant occurs these will be paid for as and when required. As with the Maintenance and Repair Cover these units will require additional parts and labour to be paid for as and when required. This contract has developed over many years into its present form and if re tendered today we would not receive the same level of cover against plant failure as at present via Trane. Third party service agents would not offer the same service guarantee on the older equipment installed due to its age.
