## Summary

The London Borough of Sutton has concluded the awarding of a contract for Hard Facilities Management services, covering reactive repairs, planned maintenance, and minor improvements across its operational and corporate estates. The procurement, valued at £7,750,000, uses an "open procedure" method, allowing broad participation from potential suppliers. Although the contract is set to commence on 1 April 2026 and conclude on 31 March 2029, it provides an opportunity for extension for up to two more years if both parties consent. This tender specifically addresses the needs of building and facilities management services and will affect 53 core service sites and potentially 630 commercial premises. The London Borough of Sutton, located in England, United Kingdom, is overseeing this procurement process aimed at enhancing its Hard FM assets across schools, the corporate, and commercial estate.

Businesses involved in the building and facilities management sector may find lucrative growth opportunities in this contract, which spans various requirements from reactive repairs to capital refurbishment projects. Given the scale and reach of the work involved, SMEs without specific suitability criteria may have lesser competition margins for engaging in such tenders. The successful supplier, DMA Maintenance Ltd, fits the scope as a supplier, suggesting a well-positioned competitive advantage for SMEs that can manage large-scale operations effectively. Opportunities exist for businesses with expertise in hard facilities management to engage with a stable contract framework, fostering potential for expansion into related service areas in the public sector facilities management domain.

## Notice

This Contract covers the delivery of reactive repairs, planned maintenance, minor improvement project works to the Council's Hard FM assets across its operational and corporate estate. The Council intends to also instruct Capital refurbishment and replacement projects through the Contract which may include the Corporate, Schools and Commercial Estate. There are currently 53 sites whereby reactive repairs and planned maintenance are part of the core service and further 630 commercial premises which may require reactive repairs on an ad hoc basis. The 53 sites within the core service range from offices, children's centres through to libraries and other operational sites. The Council has a small in-house operations team that can attend to minor repairs and will generally triage the majority of reactive call outs prior to the Service Provider attendance being requested. The contract will run for an initial period of three years with an option to extend for a further two years (one plus one) if agreeable to both parties.
