## Summary

The Birmingham City Council is seeking a procurement manager for the INReach Project Embankment, which involves letting, management, and maintenance services for a new build development of 92 apartments in Birmingham, West Midlands (postcode B16 8ER). This tender, classified under real estate services, is currently at the award stage, having been completed with an award date of 6 October 2016. The contract will run from 1 January 2017 to 31 December 2020, with an option to extend by two years based on performance. Interested providers had until 25 July 2016 to submit their bids, with the procurement being conducted through an open procedure via the in-tend e-tendering system.

This opportunity offers significant potential for businesses specialised in property management, residential leasing, and maintenance services, particularly those aiming to enter or expand within the public sector. Firms that can demonstrate capabilities in managing large residential schemes and possessing previous experience in similar contracts will be well-positioned to compete. Additionally, the project aligns with the Birmingham Housing Growth Plan, presenting a unique chance for successful bidders to contribute to the local community's housing needs while enhancing their own business portfolios.

## Notice

INReach (Birmingham) Limited INreach is a wholly-owned company subsidiary of Birmingham City Council. The organisation was set up in December 2014 and provides a further tenancy option for the city, providing purpose built Private Rented accommodation. The Council is responding to the demand for rented homes at market price and setting the quality standards for all to follow. Background In October 2013, Cabinet approved the Birmingham Housing Growth Plan which supports the Birmingham Development Plan and set out the challenges faced by the Council in providing enough homes for a growing city. It recognizes the rapid growth of the private market rented sector. The Plan notes that this tenure has the potential to make a significant contribution to the housing targets and that the Council has a role to play in positively supporting the growth of this market. It considers that there is an opportunity for the Council to lead by example and act as a developer of private rented homes which also offers the opportunity to drive up the quality of accommodation in this sector encouraging an improved housing offer. On 8th December 2014 Cabinet approved the establishment of a wholly owned company to assist in the delivery of the Council's housing development and regeneration objectives. The Embankment project is the first PRS scheme for INReach and will provide tenancies on an assured shorthold basis at market rents. It is therefore of great importance to the Council and high profile. Scoping The Scope of work is for the appointment of a Manager to undertake the Letting, Management and Maintenance of a newbuild development of 92 apartments to be known as 'Embankment'. The Development to be at the junction of St Vincent Street & Lighthorne Avenue, City, Centre, Birmingham, B16 8ER. Timescales The contract duration is to be for 3 years in total with an option based upon performance to extend for a further 2 years. The Construction Contract for the new build development is currently in the process of being awarded with an expected Autumn 2017 handover date.
