ME12 2AW (Formerly used as a Storage facility and Office space) Expressions of Interest for Lease Swale Borough Council is seeking Expressions of Interest (EOI) from organisations to occupy, manage and maintain Neptune Terrace building, Marine Parade, with the objective being to secure income for Swale Borough Council and to optimise local economic and community benefit. It is located a short walk from the High Street and train station in Sheerness. The building is adjacent to the beach with the rear outside space fenced by linked metal gates and sea defence wall. This single storey building comprises of two rooms with separate entrances. One room is predominately used for storage and the other for office. It has an EPC rating of D valid until 2033. The building's gross internal area is approximately 76m2 (818.06ft2). Site Plan and a Location Plan enclosed The building was previously occupied by a local organisation providing community services and has recently undergone some light refurbishment works. It is currently vacant. The Council is seeking an experienced operator that will optimise the income revenue to the Council and or the economic and community benefit for the locality. Responses to this invitation should be sent to KentBusinessPortal and received by Friday 30th May 13.00pm. Any proposals should assume that the lease for the building will commence within two months of offer / in the third quarter of 2025. The permitted use will solely be for the provision of delivering a service that will benefit the local economy and community. No other use will be permitted without the express consent of the Landlord.
