Elmbridge Borough Council is approaching the market with the view of contracting for Mechanical and Electrical reactive and cyclical services in the Council's buildings and properties within the borough. There are three lots for this opportunity as follows: Lot 1 -- Mechanical services Lot 2 - Electrical services Lot 3 - Mechanical and Electrical services The Council may vary the requirements over the period of the contract as follows: Statutory testing - Annual gas safe- Annual gas safety tests. - Annual portable appliance tests. - 5-yearly tests of fixed electrical installations. - Planned maintenance Planned periodic inspection and maintenance of: - Gas heating boilers heating systems, and associated flues. - Gas installations. - Air conditioning systems. - Ventilation systems and extractor fans. - Building management system; heating, ventilation and air conditioning controls. - Fire detection and alarm systems. - Portable fire extinguishers. - Fixed fire suppression system. - Emergency lighting. - Lightning conductors. - Sewage pumping equipment. - Water leak detection systems. - Urinal flush controls. - Stand-by generators. - Incoming mains supply transformer. - Car park lighting. - Auto Doors - Lifts - Electric Vehicle charges Remedial works Remedial repairs identified in the course of planned testing and maintenance (subject to limits defined by theCouncil). Responsive repairs Provision of a 24-hour, 365-day responsive breakdown and repairs service in respect of the equipment listed inthis document, together with: - Fixed electrical installations. - Fixed electrical appliances, e.g. hand dryers and water heaters. - Mains water, domestic hot water and domestic cold water services. - Sanitary ware, equipment and fixtures associated with plumbing services, e.g tanks, hot water cylinders, sinks, taps, and hand wash/dryer units. Outline of principal sites, equipment and planned maintenance requirements Elmbridge Civic Centre, Esher - The Civic Centre is the Council's main location for administration and governance. The site comprises the Council Chamber, committee rooms, offices, meeting areas, staff catering and welfare facilities, IT suite, plantrooms and car parks. Some areas of the site are occupied by external organisations. - The proposed contract will encompass planned maintenance of the following equipment: - Main gas-fired heating and hot water boilers, together with associated solar water heating. - LPHW central heating system. - Gas installations. - Chillier plant and associated fan coil and VAV air conditioning systems. - Supply and extract ventilation systems. - Window extractor fans. - Building management system and associated controls. - Fire detection and alarm systems. - Portable fire extinguishers. - Fixed fire suppression system. - Emergency lighting. -...
