For clarity, the above will include the appointment, management and payment of all sub-consultants (excluding external Employer's Agent/Cost Consultant) deemed necessary by the Lead Architect to secure planning permission and prepare a robust set of tender (and contract) documents. The identity and track record of each sub-consultant will be supplied at end of tender stage. Bidders will also be required to submit a fee proposal for being retained by the Client as part of the Client Team during the construction phase. The scope of this service will be to comment upon (non-financial) elements of tender returns, provide comments on technical and VE submissions made by the D&B Contractor, visit and prepare monthly site reports and de-snag the development. A separate EA/QS will be appointed by the Council.
