## Summary

The recently completed tender process led by Homes England, officially known as Homes and Communities Agency, focuses on the "Strategic Research, Evaluation and Economics Framework - MMC Housing Post-Occupancy Research". It was designed to investigate the post-occupancy performance of modern methods of construction (MMC) homes in England. The procurement, under the industry category of "Business services: law, marketing, consulting, recruitment, printing and security", has entered the award phase, with the National Centre for Social Research being awarded the contract. This initiative aims to bridge knowledge gaps in areas such as resident satisfaction, energy efficiency, and maintenance adaptability of MMC homes. The contract, valued at £130,000, commenced on 13th August 2025 and will conclude on 31st March 2026.

This project presents significant growth opportunities for businesses specialising in qualitative research and those with expertise in housing studies, particularly focusing on the performance and adaptability of construction methods. The opportunity could be ideal for small and medium-sized enterprises (SMEs) that can offer innovation and adeptness in conducting large-scale surveys and in-depth interviews. Moreover, companies equipped to provide insights into energy performance and customer satisfaction could leverage this research to establish themselves as leaders in the emerging field of MMC housing studies.

## Notice

Homes England is looking to build a robust and detailed evidence base on the post occupancy performance of MMC homes. In-line with Homes England and MHCLG's MMC focus, for the purposes of this research, MMC homes will be those built using Category 1 and Category 2 methods. In early 2025, an initial scoping study was procured, and it identified three main areas with gaps in evidence in understanding the performance of MMC homes: 1. Resident Satisfaction and Customer Perception 2. Overheating and Energy Performance 3. Maintenance, Repairability and Adaptability This commission will comprise a suite of qualitative research activities, including a large-scale household survey and in-depth stakeholder interviews to answer the above research questions.
