## Summary

The Tullie House Museum and Art Gallery Trust is seeking a main contractor to undertake conservation and adaption works on a series of at-risk buildings located on Castle Street, within Carlisle's Historic Quarter. This opportunity is part of the Project Tullie Phase 2++ focused on transforming these spaces into community and creative hubs. The tender, classified under the construction work CPV category (45000000), has a project value of £300,000. The procurement process follows an open procedure below the threshold, with a procurement stage currently in the tender phase. Interested parties need to submit their response by 20th November 2025, while enquiry submissions are due by 13th November 2025. The contract period is planned from 3rd December 2025 to 31st March 2026.

This tender offers significant business growth opportunities for small and medium-sized enterprises (SMEs) focused on construction and refurbishment within the historical restoration sector. By engaging in this project, businesses can diversify their portfolio and gain experience working on heritage conservation, which can augment their credibility. The location in Carlisle provides wider accessibility for regions within England, making it suitable for local and UK-based companies looking to expand their client base. The ability to participate in transforming iconic historical sites into functional spaces may also appeal to businesses with a creative edge and a commitment to the broader societal impact of their work.

## Notice

Phase 2++ will see the conservation and adaption of a series of at-risk buildings on Castle Street, part of Carlisle's Historic Quarter. Having sat empty for several years, ownership of the buildings was transferred to the Trust in 2023 with the aim of expanding the museum and bringing new life and purpose to underused buildings, left in a state of disrepair. The Castle Street development project will see the spaces transformed into a series of rooms for community and creative use, including workshop and meeting spaces. The unique location of the buildings will allow for continued public access outside of the museum opening times, increasing accessibility and our inclusive approach to programming activity. As part of Project Tullie Phase 2, works were undertaken to transform the Old City Hall and Gatehouse buildings into meeting, retail and office spaces for the museum. The Castle Street project will continue this work, focusing on buildings 6-16 Castle Street. The tender documents can be shared upon request. Please contact sale@appleyardandtrew.co.uk. Any enquiries relating to this ITT should be submitted to sale@appleyardandtrew.co.uk by 13th November 2025. Your ITT response must be submitted to sale@appleyardandtrew.co.uk by 20th November 2025.
