## Summary

Nottinghamshire County Council, acting on behalf of Ashfield District Council, has completed the procurement process for the development of the Ashfield Innovation and Technology Park (AITP). The primary focus is on establishing an Automated Distribution and Manufacturing Centre (ADMC) at a strategically located greenfield site off Lowmoor Road, near Sutton Parkway railway station, and well connected to the A38 and M1. The total commercial development spans over 30 acres, with an additional 2 acres allocated for the ADMC. This contract, awarded on 15th April 2024 to Shepheard Epstein Hunter for £149,736.25, includes developing a masterplan for infrastructure and commercial development strategy. The contract period is set from 1st May 2024 to 30th November 2025, with key milestones aimed at facilitating employment growth and economic development within the East Midlands region.

This project presents a significant opportunity for businesses, particularly in research, development, and consultancy services, to partake in a burgeoning sector poised for innovation and growth. The tender, following an open procedure, ensures that small and medium enterprises (SMEs) have a level playing field. Companies experienced in master planning, infrastructure development, and commercial strategy will find this a particularly lucrative opportunity to expand their portfolio. The contract supports the economic blueprint of the area, aiming to bring numerous skilled jobs and economic revitalisation to the Ashfield district.

## Notice

Nottinghamshire County Council (the Council) is seeking tenders, on behalf of Ashfield District Council (ADC) , The Council is developing an Automated Distribution and Manufacturing Centre (ADMC) using money from Towns Fund. The site is off Lowmoor Road, opposite Sutton Parkway railway station and well connected to the A38 and M1. Currently a greenfield site but being designated for employment use in new Local Plan (about to launch Reg19 consultation). The site is included in the draft consultation document on revised Local Plan at present, and it is envisaged that it will be adopted later in 2024. This process however does not affect the planning and masterplan approvals for either ADMC or AITP. The development of AITP is a unique opportunity bring new and skilled jobs to the area, linked to the council's flagship PS30 million development of Automated Distribution & Manufacturing Centre (ADMC) and some of the existing businesses in the district on this location. The site has over 30 acres of net commercial development land., with additional 2 acres allocated for ADMC. The Council now needs to prepare a masterplan or framework which provides a mixture of commercial opportunity plus the spatial layout and design to guide the council through to outline planning approval for AITP, including infrastructure plans and commercial development strategy.
