Scope of work The scope of work for shell and core comprises: - Internal strip out - Removal of asbestos - Demolition and preparation for the new conservatory extension including foundations, dwarf walls, beams and support and roof adaptations - Erection of a new conservatory structure - Structural alterations - New partitions - Internal repairs and insulation - New floors - External repairs and roof recovering - Toilet fit out - New gas and electric supplies - New electrical lights/ power to toilets - External decoration The scope of work for fit out comprises: - Extend services (heating, lighting, power and plumbing) into the shell - Apply finishes to walls, ceiling and floors - Fit out kitchen area At this stage it is not known who the end tenant will be and, dependent on who the tenant is, it may be that the fit-out element is removed from the contract. For this reason, these two costs are to be scored separately.
