## Summary

The procurement process led by Erewash Borough Council involves the redevelopment of the Galaxy Row site in Long Eaton, aimed at appointing a Developer Partner for this significant construction project. With its status marked as complete in May 2025, the tender sought to utilise a competitive dialogue method under the selective procurement procedure. The project's industry category falls under site preparation work, classified further as construction work, with the main activity being high-quality urban development. Located in the UKF region, specifically between Derby Road and Oxford Street, this redevelopment was supported by a subsidy of at least £2 million from the Town Deal Fund. The contract, awarded to MyPad 2020 Ltd in May 2025, was valued at £2,344,000.

This tender offers the potential for growth and participatory opportunities, particularly for businesses involved in construction, architectural services, and real estate development. Companies with expertise in comprehensive site redevelopment, especially those skilled in creating residential-led mixed-use schemes and providing detailed planning and construction management, would find this opportunity fitting. The competitive dialogue method makes it essential for bidders to engage proactively, particularly those looking to expand their portfolio in urban infrastructure projects. Small and medium enterprises (SMEs) with innovative building solutions and strong regional presence are particularly well-suited for working on such ambitious development schemes.

### Lot Information

Lot 1

The Council is seeking a comprehensive redevelopment of the site to provide a high-quality urban infill project. The aim is to deliver a residential led mixed-use scheme which does not impede on any future development of properties adjacent to the Galaxy Row Site. The Council will be providing a subsidy of a minimum of PS2,000,000 from the Town Deal Fund (subject to conditions) which will be available to the appointed Developer for the development. The Council considers that there may be an increase to the amount of subsidy available; The Council is unable to confirm any potential uplift at this stage due to a number of uncertainties in relation to their own project costs. The intention is that the Council will provide further information regarding the level of any uplift at the commencement of the ITPD stage and/or during dialogue sessions. The subsidy available will not be subject to any decrease.
