## Notice

London and Quadrant (L&Q) Housing Trust are seeking to appoint contractors in the following areas of work - - Servicing of all fire safety related equipment on all L&Q sites, including any new or transferred stock with L&Qs portfolio. -Fire Risk Assessment (FRAs) works -Active and remediation works via servicing inspections. The contract is split into 5 lots noted below. Lot 1 - Fire Alarms Lot 2 - AOV (Smoke Control) Lot 3 - Curtains, extinguishers and blankets (Fire fighting equipment) Lot 4 - Risers and Hydrants Lot 5 - Sprinkler Systems L&Q will be using a JCT MTC 2016 with amendments. The Contract will be for seven years.

### Lot Information

Fire Alarms

Maintenance and Testing of the fire detection and alarm systems in all properties to be serviced. To upgrade or install and design a fire detection system if identified via a Fire Risk Assessment, in accordance with the requirements laid out by the assessor.

Options: London & Quadrant Housing Trust shall incorporate into the contract terms the right to extend each contract to cover other Lots in the event of contractor failure in those Lots. Contractors in other lots will only cover lots if they are deemed by L&Q to be suitably qualified to carry out the services required.

AOV (Smoke Control)

Maintenance and testing of smoke control systems and where required the installation of smoke control systems.

Options: London & Quadrant Housing Trust shall incorporate into the contract terms the right to extend each contract to cover other lots in the event of contractor failure in those lots. Contractors in other lots will only cover lots if they are deemed by L&Q to be suitably qualified to carry out the services required.

Curtains, extinguishers and blankets (Fire Fighting equipment)

Fire fighting equipment already installed will be required to be serviced annually. Following an FireRisk Assessment potential installation of portable fire fighting equipment will be required.

Options: London & Quadrant Housing Trust shall incorporate into the contract terms the right to extend each contract to cover other Lots in the event of contractor failure in those Lots. Contractors in other lots will only cover lots if they are deemed by L&Q to be suitably qualified to carry out the services required

Risers and Hydrants

Servicing of rising mains (currently 709) at intervals of six months (alternate wet & dry test). Rising mains may need to be installed based on the outcome of a Fire Risk Assessment.

Options: London & Quadrant Housing Trust shall incorporate into the contract terms the right to extend each contract to cover other Lots in the event of contractor failure in those Lots, contractors in other lots will only cover lots if they are deemed by L&Q to be suitably qualified to carry out the services required.

Sprinkler Systems

Sprinklers systems are to be serviced annually. For new properties in excess of 11m (height of top storey) and for supported housing properties, sprinklers will need to be installed
