Development Phase (RIBA 2-3) will run from the consultant's appointment to February 2028. Delivery Phase (RIBA 4-6) is anticipated to run from either a) Spring 2028 or b) Summer 2028 to a) end 2031 or b) Spring 2032 [dates (a) assumes a November 2027 Round 2 application and dates (b) assumes a February 2028 application - end dates incl. defects rectification]. This appointment includes a break clause; continuation to the Delivery Phase will depend on performance, obtaining all required permissions and consents, and a successful Round 2 pass.
