## Summary

North Northamptonshire Council is in the planning stage for the refurbishment of Swanspool House and Annex, a Grade 2 listed building located in Wellingborough town centre. This public procurement falls under the 'works' category and involves extensive updates to enhance office accommodation and improve the building's condition. The project will adhere to UK legal standards, and procurement notices will be released on 3rd August 2026, with the contract work scheduled to commence on 1st October 2026 and conclude by 31st March 2028. Businesses with experience in refurbishment, particularly those specialising in historical or architectural sites, are well-suited for this opportunity located in the East Midlands region (UKF2), United Kingdom.

This tender presents a significant opportunity for businesses engaged in the refurbishment and construction sectors, especially those that can cater to projects involving historical buildings. The refurbishment contract will include mechanical and electrical upgrades, office redecorations, and compliance with carbon reduction norms while respecting the building's historical elements. Small and medium enterprises (SMEs) are encouraged to participate, and companies capable of managing detailed and sensitive restoration works, including listed buildings, will find this tender beneficial for business growth and prestige. Engaging in such projects will not only expand their portfolio in government contracts but also enhance their reputation in the heritage conservation sector.
