It also allows us to monitor development activity and investment trends, benchmark York against competing locations and property assets, identify emerging opportunities such as vacant space or expiring leases, and support investment, regeneration and policy decisions with robust evidence

We are purchasing a unique product. We have carried out a an RFI on our tendering system which further supports this: "RFI 100110233 - Commercial Property Platform". The product is unique and due to an absence of competition in the market, only a particular supplier can meet our needs as no reasonable alternatives have been identified, as it allows us to: * Understand market conditions quickly (rents, yields, vacancy rates) * Track developments and investments * Benchmark against other places or assets * Spot opportunities (e.g. empty space, expiring leases) * Support investment or policy decisions with evidence It provides a digital platform that gives us the critical information we need for full market transparency with availability, transactions (leases and sales), tenant insights and contact details and more information available to connect with stakeholders in the region as well as outside and those we are looking to attract to York. and produce various reports for the service, clients, investors etc. More immediately for the inward investment team it allows us to: * Track availability of commercial property spaces as our research team update with all agents and owners on their available spaces and the details of them. * Be notified of new leases, ending leases and more * See all commercial property owners in York with additional details such as portfolio and contact insights. * Easily evidence how the York market is performing in terms or rent, sales, vacancies etc and compare this to surrounding areas to highlight how it stands out
