## Summary

Tunbridge Wells Borough Council has issued an "Invitation to Tender Term Contract 2027" for building maintenance services, targeting the sub-central government industry category. The procurement focuses on services like emergency call-outs, responsive repairs, and minor maintenance work across various Council buildings in Tunbridge Wells. This tender is divided into six lots: Fabric, Electrical, Mechanical, Lifts, Fire & Security, and Asbestos, with each tenderer allowed to apply for a maximum of two lots. The procurement is at the tender stage, using an open, competitive flexible procedure. Key deadlines include the enquiry period ending on 22nd July 2026, the tender submission deadline set for 31st July 2026, and contract awards expected by 8th October 2026. The contract periods begin on 31st December 2026, running until 2030 or 2031, with options for annual extensions.

This tender presents a promising opportunity for businesses specialising in maintenance services, particularly small and medium-sized enterprises (SMEs) and voluntary, community, and social enterprises (VCSEs) due to its suitability criteria. As it includes multiple lots focusing on different maintenance disciplines, companies with expertise in electrical, mechanical, lift systems, fire and security, or asbestos management can find opportunities for growth and diversification. The focus on quality and interview criteria, alongside cost considerations, indicates that companies offering high-quality services with competitive pricing will have a strong chance in this procurement process. Successful tenderers could secure long-term engagement opportunities with potential renewals, thus enhancing business stability and expanding their service portfolio within the public sector.
