General description of works split into each trade below: Plumbing works can include: Removing and replacing sanitary ware Works to taps, wastes and traps Repairs or replacement to hot and cold water installations Alterations to pipework, hot/cold/radiator circuits. Repairs or replacement to above ground drainage systems Unblocking toilets and other waste pipework. New plumbing installations Repairs or replacement to rainwater goods New or replacement of existing underground water supply pipes. Repairs or replacement to lead flashings and gutters Providing plumbing services is association with other contractors or trades Minor building works associated with plumbing works including non-licensed and notifiable non-licensed (NNLW) asbestos works Heating Engineer works can include: Repairs or replacement of commercial and domestic oil, mains and LPG gas fired boilers and space heaters Repairs and replacement of CHP units Replacement of flues Kitchen extract duct cleaning New boiler and heating services installations Boiler and space heater service in accordance with relevant Gas Safe and OFTEC Regulations Repairs or replacement of electric hot water boilers Repairs or replacement of calorifiers and similar appliances Repairs or replacement of associated electrical and mechanical controls and fittings associated with boilers, calorifiers and similar appliances Heating system surveys and efficiency reports Providing heating services is association with other contractors or trades Minor building works associated with heating engineering works including non-licensed and notifiable non-licensed (NNLW) asbestos works HVAC Engineer work can include: Breakdown repairs, servicing, installation and removal of air conditioning, comfort cooling and air handling equipment, air source and ground source heat pumps T22 Air conditioning surveys Providing air conditioning services is association with other contractors or trades Ventilation system duct cleaning Minor building works associated with air conditioning engineering works including nonlicensed and notifiable non-licensed (NNLW) asbestos works Controls Engineer work can include: Seasonal adjustment of heating installations Routine and reactive maintenance Breakdown repairs Testing and commissioning works Providing controls services is association with other contractors or trades Design & installation of control systems Technical support to include: Interrogating BMS and Windowmaster systems to identify potential issues Visual inspection of plant items Regular inspection of premises with a view to identifying any defects or maintenance issues and reporting to client Monitoring works carried out to eliminate latent defects Providing site logbooks and keeping daily site reports Liaise with site staff in respect of monitoring energy use with a view to increasing efficiency Liaising with client in respect of complying with EA borehole abstraction and discharge licenses Investigating cause and effect of other building services issues as directed Identifying any potential inefficiencies or conflict within the BMS Liaising with the Building Manager and set heating and cooling plant timers daily according to event/meeting schedule requirements Demonstrating user end of BMS to site staff to help them gain confidence in operating the building efficiently and early diagnosis of potential problems Liaising directly with BMS provider Provision of 24 Hour call out cover, 7 days a week Indicative provision of technical support at the following sites: The Apex 20 hours/month West Suffolk House 30 hours/month Mildenhall Hub 24 hours/month West Suffolk Operational HUB 16 hours /month 32 High Street, Haverhill 3 hours a month Nowton Park 4 hours a month Haverhill Depot 4 hours a month
