## Summary

Leicester City Council is considering an end-to-end void property management service covering repair, refurbishment and associated works. The service would prepare empty residential properties for occupation, minimise turnaround times, improve property standards, maintain regulatory compliance and deliver value for money. The estimated value is £17.25 million excluding VAT, or £20.7 million including VAT. It is planned as one lot and is above the applicable threshold. The council expects a subsequent notice on 2 November 2026. Market feedback is sought through a questionnaire, with engagement scheduled to conclude on 28 September 2026.

The Council seek to find a supplier to undertake Void Property Repair, Refurbishment & Associated Works. Suppliers shall note that this is a UK1 Pipeline Notice and is not a call for competition. It is intended to provide the forecast of the impending procurement opportunity in line with Section 93 of the Procurement Act 2023, but may be amended after publication. There is no guarantee that a tender opportunity will result from this notice and neither does it commit the Council to procuring any contract. However, should a tender opportunity materialise, further detailed notice(s) would be published in line with the Council's obligations.
