## Summary

Stroud District Council is seeking a developer partner to redevelop Brimscombe Port, a ten-acre former industrial site in Stroud, Gloucestershire. The scheme is residential-led and mixed-use, and includes reinstating the canal. The Listed Port Mill and salt warehouse form part of the site’s setting. The estimated value is £50 million excluding VAT (£60 million including VAT). Evaluation weights development outcomes at 35%, deliverability and risk at 27%, social value at 10%, sustainability strategy at 9%, development cost and viability at 8%, strategic partnership structure at 6%, and delivery methodology at 5%. This opportunity is aimed at developers able to act as a strategic partner and deliver a substantial, residential-led mixed-use regeneration scheme, including canal reinstatement, on a ten-acre site. Bids are assessed particularly on the quality of development outcomes and the commercial deliverability of the proposals, alongside sustainability, social value and the partnership structure. ## Notice

:Stroud District Council wishes to procure a developer partner to deliver its Brimscombe Port development. Brimscombe Port was at one time the largest inland port in the Country dating back to the 1780's. Following the decline in canals the Port became redundant. The canal was in-filled after the Second World War and the site developed as an industrial estate during the 1960/70's. Today the industrial estate has been demolished, ready for redevelopment , the Listed Port Mill and salt warehouse add to the site's spectacular setting SDC is leading on the delivery of the redevelopment of Brimscombe Port in conjunction with Stroud Valleys Canal Company (SVCC) and Homes England (HE), to reinstate the canal and provide a mixed use residential led development on a ten-acre site.
