The aim of this procurement process is for the appointment of Main Contractor(s) and sub-contractors to deliver the Residences Planned Maintenance Programme (PMP) and Fire Strategy Planned MaintenanceThe proposed works are:General refurbishment works that will include:The replacement of Kitchens, bathrooms, flooring replacement, decoration, minor carpentry and associated MEP upgrades.Fire Strategy works that consist of Installation of Fire Alarms, Fire Doors and Fire compartmentation upgrades.Due to the short timescales to deliver this programme of works and the fact that not all the design work has been completed, the University is undertaking a 2-stage procurement exercise.The Two Stage Open Book is a system of preconstruction phase project processes governed by the early appointment of a full project team.The Two-Stage Open Book model reduces industry bidding costs, enables faster mobilisation and provides the opportunity for the University to work earlier with a single Integrated Team testing design, cost and risk issues ahead of start on site following full project award at the end of the second stage.The 1st stage is a Pre-construction stage where suppliers will be assessed on their experience, capability, capacity to deliver the project. A pricing exercise will also form part of the 1st stage where overheads, profits and prelims will be scored to conclude the assessment and appoint our preferred contractor.The University will combine the quality assessment scores with the pricing score to determine its preferred bidder for each lot.Bidders will be able to bid for all lots.Budget estimate figures and a scope of works will be provided
