## Summary

The Isle of Anglesey County Council is inviting tenders for Civil and Structural Engineering Design Services at Corn Hir School in Llangefni, focusing on affordable housing development. The procurement process is currently at the tender stage, with an open procedure for submissions. This project, falling under the engineering services category, is located in Anglesey, with the submission deadline set for 12:00 PM on 8th April 2026. This tender presents significant opportunities for civil and structural engineering firms looking to expand their portfolio within the affordable housing sector. Businesses proficient in mixed-use housing schemes, particularly those with expertise in sustainable design and modern methods of construction, will find this project aligns well with their capabilities. Additionally, firms experienced in managing JCT Design & Build Contracts will be well-suited to handling this tender's requirements, including demolition and site preparation works. With a clear demand for varied housing options fitting for both older residents and those with general needs, companies in the engineering and construction consultancy sectors are encouraged to compete in this promising initiative.

Due to the site's size and location, we envisage a mixture of diferent housetypes being built, potentially suitable for older people and general needs. An initial feasibility study of the site has been prepared and will be shared with the successful bidder.Homes should be built to Welsh Government WDQR21 standard as well as Lifetime Homes and achieve Secured by Design Gold Standard. Reference should be made to WG's Site Context Analysis Guidance. This scheme will be tendered through a JCT Design & Build Contract with final design being the responsibility of the chosen contractor. The appointed contractor will be also responsible for arranging demolition of the existing building and any associated demolition works on site. A Demolition Asbestos Survey will be undertaken by the IoACC prior to demolition. The focus of the design will be low carbon, affordable housing and the proposed design will need to conform to the standards set out in the Welsh Development Quality Requirements (WDQR21).
