### Lot Information

Lot 1

The contract is for Responsive Repairs and Voids Contract to properties owned / managed by Cunninghame Housing Association Limited (CHAL). The estimated annual value of the contract is approximately 550,000 GBP excluding VAT per annum. The Contract will initially run for a period of 3 years with the option for renewal, at the sole discretion of CHAL, for an extension of up to a further 2 years, subject to satisfactory reviews based upon performance and quality of service and delivery. The maximum duration of the contract is therefore 5 years. CHAL's currently owns and manages approximately 2455 domestic properties in various towns in Ayrshire. These numbers will increase in line with CHAL's development programme with up to 800 additional units during the life of the contract with a number of these additional properties being located in the Dumfries and Galloway district of south-west Scotland. The services required by this contract, can include but are not restricted to the general reactive maintenance to all of CHAL's properties. Repairs are both internal and communal. It is intended that all general building trades reactive repair work will be placed with the successful contractor during the period of the contract. Void re-let works are included in the scope of the contract but the Associations adaptations and planned maintenance programme is not included. In addition the following works are not included in the scope of the contract and will be carried out by specialist contractors: Lifts Warden Call systems CCTV Fire detection and prevention systems Intruder alarms Door entry systems Composite flooring Gas heating maintenance and repair Garden Maintenance The successful contractor will be expected to work with and support these specialist contractors when necessary. The successful contractor will be required to ensure that their organisational structure, labour and plant resources enable them to perform the contract, including meeting the minimum target response times for all repairs.. TUPE may apply to this contract and further information on this will be provided at ITT stage.

Renewal: The buyer may, entirely at their discretion, extend the contract for two further periods of one year.
