Lot 1

The works comprise external fabric repairs to West Register House. Works include stone repairs and replacement, repointing, leadwork, slate overhaul, mastic asphalt repairs, timber repairs, external decoration and ancillary works. The property is Grade A Listed and trade methodologies applied will need to reflect the listing, including the erection of scaffolding. The property sits within the Edinburgh World Heritage Site and New Town Conservation Area, and repairs are being supported by Edinburgh World Heritage Trust who may have an active involvement in monitoring the quality of works. Background: An incident involving stonefall from the building occurred in November 2017 following a period of inclement weather. As consequence, safety measures including the erection of a protective scaffold/crash deck to part of the building perimeter, protective tunnel for staff access, safety barriers and the temporary closure of South Lane have been introduced. The control of the temporary safety measures falls under the remit of the FM provider, Servest. Due to the phasing of the works, it will be necessary to coordinate retention and removal of the temporary safety measures as works progress as part of the contractor duties. Phasing and sequencing: It is intended that works be split into five distinct phases due to local restrictions on access and the need to fund the project over separate financial years. It is proposed that scaffold be erected and dismantled over 2-3 bays on a rolling sequence working round the building from the corner of Charlotte Square / South Lane towards Randolph Lane in the phased oder of South Elevation, West Elevation, North Elevation, East Elevation. The last phase will comprise the upper areas incorporating the drum and dome structures. The contractor should allow for works to be undertaken in this sequence during preparation of their draft programme as part of the tender submission. Actual phasing and sequencing of the works will be subject to further discussion and agreement following appointment.

Options: The contract will include for provisional sums for additional works that are identified during the contract period.
