Lot 1

The site is situated within a residential area consisting of single and two storey properties. A two storey brick warehouse is situated in proximity to the south east boundary. Currently on site is an existing single storey building housing a small office and stores. The proposal is for the erection of a new office building with a footprint of approximate 437.4sq.m; the refurbishment of the existing building 125sq.m; and car parking for 25 cars including disable parking allocations and charge point stations for electrical cars. The main functions to be housed in the existing and new buildings are open office space, meeting rooms, sample reception, storage and shower facilities for the different groups of users to be located on site. Other areas for support such as kitchen, WC's, bike storage etc. will also be provided in the design proposal. The building form of the building is directly drawn from the plan. This is based on the open plan office space being positioned to the north side of the building for passive environmental control, to maximise daylight and views in/out of the site whilst minimising solar gain. The pitch of the roof is designed to maximise height over the office space to assist with natural ventilation as well as daylighting from the east and west facing gables with the lower height provided to the south above the training rooms, which are positioned close to the main entrance. The higher part of the roof is also positioned to provide a visual marker to signpost the building when approaching the site from the south.
