## Summary

The North East Scotland Preservation Trust is seeking to commission a Conservation Accredited Architect and design team to restore a derelict building at 5 - 13 Mid Street, Fraserburgh, converting it into a hotel. This tender is at the active procurement stage, with an open procedure for bids under the services category. Interested parties can submit their proposals electronically until 25 February 2019, with the award period commencing shortly after the submission deadline. The estimated budget for the repair and renovation work is around £1,000,000, with grant funding of approximately £550,000 allocated for eligible external repairs and conversion costs, which must be claimed by 31 March 2021.

This project presents significant opportunities for architectural firms, particularly those with a focus on conservation and restoration, to engage in a heritage regeneration initiative. Businesses that specialise in historical building restoration, hospitality design, or have experience with similar projects are particularly well-suited to compete for this tender. The project aligns with local heritage objectives and offers a chance for innovative and sustainable architectural solutions aimed at revitalising a key property within the Fraserburgh Conservation Area.

### Lot Information

Lot 1

The building at 5 - 13 Mid Street lies within the Fraserburgh Conservation Area and is on the Buildings at Risk Register. The NESPT is in the process of acquiring ownership of the building. The building is one of the key properties in the Fraserburgh Heritage Regeneration 2021 Project. As such it has been the subject of an Architect's Report, Structural Survey and Outline Business Case. Copies of these three documents will be made available to the successful Consultant. The building is not listed but it is situated within the Fraserburgh Conservation Area. It has been empty since a fire on 7 April 2009. In 2017 the NESPT commissioned Community Enterprise to undertake an Options and Financial Appraisal to investigate the feasibility of carrying out the conservation, repair and appropriate conversion of the building. The preferred option is to restore the building and convert it into a small hotel. A copy of the Appraisal will be provided to the successful Design Team. The indicative costs for the repair and remedial works to the building is around 1,000,000 GBP. As one of the key buildings in the Fraserburgh Heritage Regeneration 2021 Project 5 - 13 Mid Street has been allocated around 550,000 GBP in grant aid for eligible external repairs and conversion costs. This grant must be claimed by 31 March 2021 at the latest.
