### Lot Information

Lot 1

Cassiltoun Housing Association plans to engage an experienced multi-trade contractor to provide a reactive repairs service for its tenants, factored owners and void properties in the Castlemilk area of Glasgow. The initial engagement will be for a period of 3 years, but consideration will be given to extending this up to two further years. The service will encompass reactive maintenance to the stock in Castlemilk owned and managed by the Association. This will include the 978 tenanted properties, one care home and the Association's offices at Castlemilk Stables. Please note that the Association has an on-going development programme and it is anticipated that the stock profile will increase by 42 units in year two of the contract, after our on-site new build development come out of 'defects liability period'. It will include reactive work to common areas but will not include planned and cyclical works to the stock or estates (such as open space maintenance, close cleaning, cyclical gutter cleaning), which are covered under separate contracts. The main trades are joiner, plumber and electrician. The contract will not include reactive gas/central heating repairs- these are covered under a separate contract. Work to void properties will be included within the contract. 'Out of hours' service for emergency repairs is included within the scope of the contract. It is expectation of Cassiltoun that the vast majority of the contract will be carried out by personnel directly employed by the successful contractor, with only specialist trades being sub-contracted. Please refer to the project briefing document for details of threshold requirements that need to be achieved both at Stage 1 and Stage 2

Renewal: Cassiltoun HA may consider extending the contract by up to two years to give a total maximum period of 5 years.
