### Lot Information

Soft and Hard Facilities Management

This tender will establish a framework for Facilities Management Services. CPI may call off against this framework for Facilities Management Services for any of its operations, including but not limited to those listed above and any new facilities CPI operates during the term of this framework agreement. The services are split into three areas Soft, Hard and Technical. For the purpose of the contract Soft and Hard FM will form Lot One and Technical will form Lot Two. Soft FM Scope - This category provides the business with a clean, safe environment in which to work and underpins both the operation of the business and the welfare of its staff. Most of this service could be managed by general FM companies, with quality being monitored by the Operations teams and CPI FM. The majority of the required quality standards would be set in the relevant area of the specification, although there are some statutory compliance monitoring activities required for waste management. The major metrics here are the quality of the service and the level of compliance for waste management. Hard FM Scope - These are the services required to maintain the building infrastructure. They include general building and infrastructure maintenance such as air conditioning, lifts, lighting and boilers, but also include statutory requirements such as electrical testing compliance, fire safety legislation, legionella testing and water hygiene etc. There is commonality across the sites and this category should be familiar to all standard FM providers. The main metrics here are driven by compliance with statutory checks (Safety), reliability of plant and the maintenance of the buildings and assets.

Technical Facilities Management

CPI is seeking to procure provider(s) for the provision of Facilities Management services for CPI's sites. CPI currently operates over several different sites and several different buildings. Some are owned and managed by CPI, some are leased - part serviced and some are leased - fully serviced. CPI operates in a number of different technology areas and as such this tender has been split into two lots. Lot 1 - Soft and Hard FM Lot 2 - Technical FM Bidders may apply for a combination of one or both lots. Please refer to the procurement pack for further information relating to this requirement. Technical FM Scope - Technical FM services support the tangible assets directly related to the operation of our technical areas. They include specialist systems such as Ultra-Pure Water (UPW), chemical and biological waste treatment, clean steam provision, cleanroom air handlers and filtration. CPI is highly reliant on the quality and reliability of these assets and the FM provider will require specialist knowledge of their operation and impact on the CPI business. These services will also include a level of statutory compliance such as COSHH / LEV, Pressure Systems Safety Regulations, ATEX and DSEAR. The metrics that drive this area are Safety, Reliability and Quality. The FM contractor will require knowledge and expertise of operating and maintaining these systems. There is also a high proportion of critical assets with short response time requirements that will drive a need to have a level of on-site expertise.
