Lot 1

The project will see the derelict building at 5 - 13 Mid Street, Fraserburgh fully restored and brought back into productive use as a small hotel (11 double, ensuite rooms). A Conservation Architect has surveyed the building and concluded: "the property consists of two buildings on the south side of Mid Street in the centre of Fraserburgh. No 5 is a mid-18th century house while No 9-13 is later, perhaps mid-19th century. No 9 was previously the John Trail Bookshop but was destroyed by a fire in April 2009. The Bookshop was of high social and historic significance in Fraserburgh town centre having been opened by Thomas Trail, stationer, in June 1870. Its loss was much lamented and is still felt in the town. The buildings have a distinctive presence on Mid Street and the gable with the faded Bookshop sign is particularly prominent. The proportions of No 5 suggest it is the earlier of the two while No 9-13 has grander proportions, with a fine door-piece at No 11. All windows that are not blocked up are timber sash and case. Some historic internal features remain, including a cast iron stair balustrade, some panelled doors, joinery, and, on the first floor of No 11-13, coving and timber chimney pieces. The general condition is very poor and its appearance very unsightly. Its derelict condition detracts from the character of the Conservation Area".
