## Summary

The Linthouse Housing Association is initiating the "Phase 2 Windows and Stonework Project," aimed at enhancing residential properties in Glasgow, specifically situated in the G51 area. This project falls under the industry category of Housing and Community Amenities and is at the tender stage, having previously received four bids. The competitive procurement method employed is selective, and the tender submission period ended on 7th July 2020, with an overall project value of £1,250,000. Notably, the properties involved predominantly consist of Victorian-era tenement blocks, with additional considerations for conservation to comply with local regulations.

This tender presents significant opportunities for businesses specialising in construction and repair services, particularly those that focus on window installation and sandstone restoration. Firms with experience in working on heritage buildings or in conservation areas would be particularly well-suited for this project, as it requires a skilled approach to meet specific aesthetic and material standards. The successful contractors will also have the potential to engage in future phases of the project, underlining the importance of good performance and quality of work in securing ongoing business with Linthouse Housing Association.

## Notice

LHA wishes to procure a contractor (referred to as Tenderer) through a competitive tender exercise to supply and install double glazed windows; both timber and upvc, and sandstone repair works. The majority of addresses included in this project are Victorian, pre-1919 tenement blocks; 2 of which are within conservation areas.

### Lot Information

Lot 1

The project will involve supply and installation of windows and stonework repairs as well as some additional works described in the uploaded Project Particulars to Linthouse Housing Association properties. All properties included in this project are under full ownership of the Association. The project contains 83 individual flats at nine locations in the G51 area. Of these, eight are pre-1919 Victorian sandstone tenements which were previously improved during the 1970s and 80s. There has been some repair work carried out on the exterior of the buildings since then; however, the nature and extent of work varies, and this should be taken into consideration. Two of the closes fall within a conservation area and as such, there are more onerous planning conditions to be met, such as timber windows to front elevations. It is important to note tenants will remain in situ throughout the works. Further detail is provided in the additional document, Project Particulars.. Successful Contractors from ESPD scoring shall have the Quality Submission and Tenders Assessed. The contract award will be determined by reference to a MEAT (Most Economically Advantageous Tender) evaluation based on a Price/Quality ratio to be confirmed at ITT stage. Details are set out in the Contract Notice.

Renewal: Subject to the final, approved works cost, the Association may, at its sole discretion, opt to negotiate a further phase with the successful contractor. This option would only be considered taking account of thresholds relating to the Procurement Reform (Scotland) Act 2014, and in the event, the Association was completely satisfied with all areas of service delivery regarding this phase of works.
