## Summary

The North East Scotland Preservation Trust is seeking a Conservation Accredited Architect and design team for the project of converting the former Clydesdale Bank located at 34 Broad Street, Fraserburgh, into an extension of an existing hotel project. The procurement is currently at the tender stage, with a submission deadline for bids set for 24 July 2020. The procurement follows an open method procedure, and the estimated contract value is £1,248,000, signed on 24 September 2020. The previous stages were initiated as part of a broader effort to revitalise the area, with the full project expected to enhance local services and accommodation options.

This tender presents a significant opportunity for architectural and design firms, particularly those with experience in conservation and historic buildings. Interested businesses that focus on restoration and architectural services are well-placed to compete, especially small to medium-sized enterprises (SMEs) with a proven track record in similar projects. The collaboration with local authorities, such as Aberdeenshire Council, further supports community-driven initiatives, potentially increasing the visibility and reputation of participating companies within the public sector.

## Notice

The NESPT wishes to commission a Conservation Accredited Architect and design team to develop a project to convert the category B listed former Clydesdale Bank at 34 Broad Street, Fraserburgh into an extension to the hotel already being developed at 5 - 13 Mid Street.

### Lot Information

Lot 1

The NESPT purchased the category B listed, former Clydesdale Bank, at 34 Broad Street, Fraserburgh in February 2020 thanks to a grant from the Aberdeenshire Town Centre Fund. The building had been sitting empty since the Bank closed several years ago. No maintenance had been carried out and the condition of the building was poor, with water ingress causing ceilings to collapse in several rooms. A programme of urgent repairs has been completed and the building is now wind and watertight. The former Bank is attached to the derelict former John Trail Bookshop building at 5 - 13 Mid Street. This building, which also belongs to the NESPT, is about to be refurbished and converted into a small hotel in a 1.3 million GBP project funded by Fraserburgh 2021 and Aberdeenshire Council (work due to start 29 June 2020). The plan is for the former Bank to become a phase two of the hotel development providing an additional seven double, ensuite, fully accessible bedrooms (accessed via a new lift), and extensive bar and restaurant facilities. Draft plans have been produced by EK:JN Architects. The estimated cost of the work is 1 million GBP as at May 2019.
