Void Property Repairs
Notice Description
Rykneld Homes ltd (RHL) is the strategic Housing partner of North East Derbyshire District Council (NEDDC) and a registered provider of social housing. We manage approximately 8000 homes for NEDDC and a small but expanding number of our own properties. We strongly believe in supporting our customers to have every opportunity to succeed in their lives whilst living in one of the homes we are responsible for. To support this objective, we have developed a very high lettable standard for all our empty properties. The driving principle behind this standard is that we want customers to succeed in maintaining a tenancy over a prolonged period. We are also seeking to reduce responsive and planned repairs by completing works at the void stage, leading to gains in value for money, efficiency of working in an unoccupied home and less disruption to our customers lives. All the properties we manage are located in North East Derbyshire, an area with a rich industrial heritage, and an older than average age profile of residents. The district is experiencing a period of change due to increased investment in new homes and infrastructure, with the exemplar, Homes England "The Avenue" one of the country's largest industrial remediation and regeneration projects immediately adjacent to our head office. The work to achieve our lettable standard ranges from simple, short duration, tidying, decorating and minor repairs in some homes to a more substantial requirement for replacement of capital items such as kitchens, bathrooms and plastering etc in others. We deliver a range of this work with our own operatives, working in a specialist void works team, but are seeking a number of external providers to support the delivery of this key aspect of our stock management strategy. Our void completion targets are challenging, but achievable, and the successful providers will be expected to meet these targets and where ever possible exceed them to help us to minimise void duration times. We have divided the contract into lots, that reflect the nature of the works we expect to be required. We are looking for bidders for each lot that have the skills, ambition and commitment to work with us to deliver a high quality, effective and efficient voids service. We work closely with our suppliers to support innovation and continuous improvement. Our suppliers enjoy the benefits of regular payments on 30days terms, and a commitment to resolving disputes quickly and effectively. We anticipate the value to be PS4.05 million over 2 years. We look forward to receiving bids from suppliers of all sizes, and actively support our local economy where possible. If your up to the challenge, we look forward to receiving your tender!
