Notice Description

The provision of a Lease and Landlord Management (LLM) Service which will provide a property related Finance function (assure, make and receive payments due for rents, rates, insurances and service charges) property administration team (active management of leases); and a property events team (provision of estates professional services such as lease negotiations, lease renewals, surveyors and preparation of reports/advice such as space utilisation/optimisation and development gain). In addition the Provider will provide a strategic advice service to the Customer on all activities falling under the LLM remit. The Contract will deliver a range of property related services including but not limited to the following: * Acquisition and Disposal of freehold and leasehold property; * Rent reviews; * Lease breaks and lease expiries; * Lease renewals; * Dilapidations; * Landlord and Tenant issues including Landlord consents, service charges and claims; * Rating support services; * Strategic advice, including the preparation and development of an estate strategy; * Procurement strategy for property related issues; * Development consultancy and advice; * Valuations; * Planning; * Building surveying services; * General advice on estate and property management; and * General estate and property management duties, including the payment of property related costs such as Rent and Rates. This contract was awarded following a further competition which was conducted via Crown Commercial Service Framework RM928.
