Summary of the contracting process

The District Council of Folkestone and Hythe is seeking to appoint a lead designer for the redevelopment of Woodland Cottages in Lyminge, under an open procedure. This procurement falls within the services category, specifically architectural services for buildings, with a budget allocation of £360,000 GBP. The project involves replacing existing Airey houses with new affordable rental homes, aiming to deliver at least 17 new dwellings in a Kent rural vernacular style. Key dates for this tender include the submission deadline on 31 July 2026, moved from an earlier date, with the contract anticipated to commence on 14 September 2026 and run for approximately four years. The tender is currently in the 'tender update' stage.

This tender offers significant opportunities for architectural and design firms, particularly those experienced in rural housing development and familiar with the planning approval process in Kent. Small and medium enterprises (SMEs) are encouraged to participate, with specific criteria focusing on design management, stakeholder coordination, and rural design experience. Successful bidders will benefit not just from the contract value but also from enhanced visibility and credibility in public sector engagements, potentially leading to further opportunities in the UK housing and regeneration sectors.

Woodland Cottages - Lead Designer

Notice Description

Folkestone and Hythe District Council (FHDC) wishes to select and appoint a design team for the redevelopment of Woodland Cottages, Lyminge and invites prospective suppliers to submit a Tender to meet the Council's requirements. The project brief is to demolish the existing Airey houses and redevelop the site with new affordable rental homes. This redevelopment provides an opportunity to increase site density, as the existing dwellings currently occupy disproportionately large plots. Initial viability studies indicate that the scheme must deliver a minimum of 17 new dwellings. Early and ongoing engagement with the Planning Authority will be essential to ensure a deliverable and acceptable scheme. The Local Authority Planning Department has advised that the design should reflect a Kent/Folkestone rural vernacular. The contract is anticipated to start September 2026 an estimated period of 4 years to complete RIBA stages 1-6 (with the option to extend for a further period (or periods) of up to 12 months). Interested suppliers can visit the Kent Business Portal (https://www.kentbusinessportal.org.uk/respond/65S5JUJ8BE).
