The works are split into two sections and comprise the construction of 24 housing units within 8Nr blocks, as detailed on Architects drawing and comprise the following:- 10Nr - General Needs 2 Bed 4 Person Houses (7Nr Semi Detached & 3Nr Mid terrace): GFA - 85m2/house (Type A) 4Nr - General Needs 2 Bed 4 Person Houses (2Nr Semi Detached & 2Nr Mid Terrace): GFA - 85m2/house (Type B) 3Nr - Amenity 2 Bed 3 Person Houses (1Nr End Terrace & 2Nr Mid Terrace): GFA - 63m2/house (Type C) 4Nr - Wheel Chair Livable 2 Bed 3 Person Houses (4Nr End Terrace): GFA 63m2/house (Type D) 3Nr - Wheel Chair Livable 3 Bed 5 Person Houses (2Nr Semi Detached & 1Nr End Terrace): GFA 119m2/house (Type E) - [The work to the Houses and Amenity properties includes; Piled foundations, tiled roof, timber kit frame with brick outer skin, associated services installations and site works] Section 1 (Completed with 16 weeks) The partial construction of Blocks 1 and 2 to the stage identified on the construction drawings generally comprising, but not limited to, the following:-. - The complete building envelope structure and finishes excluding windows and doors. - The Internal structural partitions, mid floor and stair construction excluding plasterboard, insulation, vapour control layers etc. - No work is to be undertaken internally to the services installations, kitchen and bathroom fit out, finishes, decoration etc (This work to be undertaken by others at a later date). - Complete site drainage and test - Complete service track installation - Complete boundary site works only (Plot works undertaken by others at a later date). Section 2 (Completed within 52 weeks, undertaken concurrent with Section 1) - Finish remaining 6 Blocks to complete standard. - Complete site works etc. to house plots. - Complete remaining access roads, car parking, paving and landscaping works etc. throughout site.
