Summary of the contracting process

The National Galleries of Scotland is seeking to procure works related to the "Gallery of Modern Art - New Education Suite and Transit Store" project located in Edinburgh. This project involves creating an art Transit Route and an Education Suite, which includes significant internal alterations, external landscaping, and the installation of new facilities. The contract was awarded on 15 February 2019 to John Dennis & Company (Scotland) Ltd, with an active contract status.

This tender presents substantial opportunities for businesses, particularly small to medium-sized enterprises (SMEs) that specialise in construction, interior design, and project management within the cultural sector. The nature of the work, including historic renovations and the creation of educational spaces, will likely attract contractors with expertise in handling complex builds while ensuring minimal disruption to the gallery's operations. Lot Information

Lot 1

National Galleries Scotland (NGS) are looking to procure a contractor to form an Education Suite and an art Transit route within the Gallery of Modern Art. The Gallery of Modern Art, Modern One is situated within the large, Grade A listed neo-classical building, designed by William Burn and built in 1825, on Belford Road to the west of the city centre. The proposed project comprises two distinct elements; the formation of a Transit Route to allow the delivery and temporary storage of works of art and a new suite of Education spaces. The formation of the proposed Transit Route will provide valuable space to allow the galleries team a dedicated route to bring works into a temporary holding space before being taken into the galleries via the existing goods lift. The new space on the Ground Floor will utilise an existing external door and will involve the following internal works: - Internal strip out of existing partitions that currently form staff space, locker space and WC facilities. - Alteration of existing services to ensure re-direction out of storage space. - New structural opening through a historic masonry wall to provide route from transit space to existing goods lift opposite. - Formation of new spaces with non-load bearing partitions. These partitions will incorporate security measures to ensure the integrity of the transit space. - Formation of new locker and WC facilities to replace those to removed as part of the downtakings. - Services alterations and link to existing provision, including access control and security systems. - Formation of external hard landscape route to provide direct delivery access to route. The proposed Education Suite, located on the second floor, utilises spaces that were previously staff offices that have been recently been relocated. These new spaces will provide a series of activity spaces and support spaces that will allow the gallery to run school and adult education classes and workshops, which Modern One is currently unable to provide. The internal alterations to form these spaces will consist of the following: - Removal of non-load bearing internal partitions that were formed in the mid 1980's to return the main spaces to their original proportions. - Formation of new dedicated WC and accessible WC facilities adjacent to education spaces. These works will also involve new drainage connections that will run through the lower floors and require co-ordination with spaces that will be outwith second floor and be active during the course of the works. - Formation of small structural openings though historic masonry to make best use of existing spaces. - Fabrication of large, joinery made storage items that will be situated within the primary spaces to provide material storage and arts facilities. - There will also be a degree of re-instatement of historic features, such as cornicing, to ensure the proposals are in keeping with the period of the building. - Services alterations and link to existing provision, including rewiring, data cabling, access control and security systems. - New services connections, particularly water services to serve the new WC facilities and arts sinks within the activity spaces. The works to both these areas will take place while the rest of the gallery remains in full operation, so the successful contractor will be responsible for the on-site co-ordination of deliveries, material movement and works so that these do not impact upon the experience of visitors or staff within the gallery. The contractor should also be prepared for out-of-hours working when necessary where works cross over spaces that are out with the works boundary and will remain in use by the gallery. The current programme allows for an 8-9 week programme to complete the works from late January until the end of March 2019.
