Cobalt - Structural Surveying and Recommendations 2017-21

Notice Description

Cobalt is looking to appoint a structural engineer/ consultant to proactively survey our housing stock. Requirements of a structural consultant are as follows: PART 1 - Full Stock Condition Survey and structural recommendations (pre works - 600 units). To proactively survey 10% of Cobalt's stock (600 units) over a 12 month period to include: (A) Full structural survey including but not limited to roofs, walls, floors, windows & doors, chimneys, cellars, garages and outbuildings. A detailed evaluation of the property condition and construction including the identification of property defects, their apparent cause, urgency of the repair required and future maintenance options. All surveys will include a full building inspection and subsequent full survey report. The reports should give specific advice on ? Wall tie failure ? Parapet gutter failure ? Damp and associated issues ? Evidence of woodworm or other infestations ? Damage to brickwork and roof ? Damage to timbers ? Large trees close to the property The successful contractor should identify trends in structural issues based on property type, age and architype (B) Full property stock condition survey to be completed (please see accompanying stock condition survey requirements Unit numbers for years 2-4 specified in the pricing document. PART 2 - Structural inspections (during and post works - 30 units) (A) To work pro-actively and provide advice to Cobalt's preferred structural repairs contractor to ensure a satisfactory solution is identified and delivered at those properties requiring the most urgent structural repairs. (B) To post inspect all structural works once completed, ensuring all relevant standards are met and report back to the client in an agreed format.
