Roofing Structures Condition Survey, Science Museum, London

Notice Description

The Science Museum building in South Kensington has expanded over a number of years and with each expansion differing methods of roof construction have been utilised. Following a recent redevelopment of levels 4 and 5 of the museum and water ingress issues that were encountered when building from, or connecting to the existing roof structures, the estate department would like to get a better understanding of the current condition and expected lifespan of the existing structures and coverings. A lump-sum quotation is requested to carry out a full Condition Survey of the roofing elements of the Science Museum London that adheres to the SMG Condition Survey Suite of Documents. Focus is to be on the following objectives: - A detailed report on the composition of the various roofing structures, their condition to determine the current state and expected remaining life. - It will provide remedial repair suggestions prioritising and outline immediate repairs to develop understanding of any urgent works that could pose a threat to persons or collections inside and within close proximity to the building. - The document will detail the locations and current state of rain water drainage outlets/collection points at the point where they interface with the roofing structure. - It will identify areas of the roof that are currently inaccessible and make recommendations for the installation of safe access systems that will allow for PPM and repair tasks to be carried out safely. - CAD plans will be developed from the Condition Survey which follows the Guidance Document for CAD Standard (SMG 0004/1:2018). They are to update the existing plans of the roof, detailing where roof structures change and the location of rainwater outlets to aid estate department PPM duties. - A written summary of condition based on SMG 0005/1:2018 - Written Report Template Inclusions - The appointed lead consultant's sub-surveyors will include the following: - Concrete specialist - Metallurgist - QS - Structural Engineer Exclusions - The following is not required as part of this work: - RIBA Stages 3-6. - No remedial repair works will be undertaken as part of the survey.
