Notice Description

The Royal Borough of Kingston Upon Thames would like to invite interest for the leasehold care home opportunity at 8-10 Browns Rd, Surbiton. We have been instructed to invite informal Expressions of Interest (EOI) for the leasehold tenancy of the subject property. Please submit your interest electronically by no later than 5pm on Friday 14th August 2020 direct to Verity Knight or Lauren Hetherington of JLL. Rental offers are invited on the basis of an institutional lease. Within your submission, please include the following details: Rental level Lease term Rent review provisions Tenant Guarantor (if relevant) Details of any required internal alterations to the proposed design Conditions and detail of further due diligence or approvals required Operational experience and financial covenant information for tenant and guarantor Name of proposed legal entity as Tenant Additional Information - please provide any other relevant additional information which you feel may support your offer Alternatively, and whilst it is our client's strong preference to enter into an agreement for lease with an operator, we are also instructed to invite offers on a Freehold or Long Leasehold basis as an alternative basis to your occupational interest or if you are not able to put forward an offer on a leasehold basis. Whilst our client will carefully consider all offers, they are not obliged to accept the highest or indeed any offer received.
