Summary of the contracting process

Castles and Coasts Housing Association procured works to replace 58 fire doors at Trinity Court sheltered housing scheme in Whitehaven, Cumbria. The scope comprised 30 flat entrance doors and 28 stairwell, cross-corridor and storeroom fire doors. Sixteen flat entrance doors required additional compartmentation works: forming new fire-rated GypWall Shaft and GypCeiling enclosures around existing electric meter cupboards, with the doors repositioned as necessary. This is a building works requirement covering fire-door installation, refurbishment and joinery. The work is for a planned compliance programme at a sheltered housing scheme, so contractors need to manage intrusive works safely in an occupied residential setting while maintaining the required fire safety performance.

The procurement is complete and was awarded through an open procedure. The tender submission deadline was 1 January 2026, and the contract was awarded on 14 September 2026 to Isoler Ltd. The awarded value is £241,989.96 including the published currency, GBP. The contract period runs from 23 November 2026 to 29 January 2027. The buyer is Castles and Coasts Housing Association. The requirement was classified primarily as fire doors, with related classifications for doors, refurbishment and joinery. It was presented as suitable for small and medium-sized enterprises and voluntary, community or social enterprises. The award is active and covers the full described fire-door replacement project.

For a future requirement of this kind, credible suppliers would need proven competence in fire-door replacement, refurbishment and joinery, including work to flat entrance doors and communal-area doors in sheltered or occupied housing. Capability in fire compartmentation is important, particularly constructing fire-rated GypWall Shaft and GypCeiling enclosures around service cupboards and coordinating door repositioning. Contractors would also need sufficient installation capacity to deliver a substantial multi-door programme, with effective sequencing, resident liaison, site safety and quality control. The procurement indicates that the buyer is willing to consider smaller and medium-sized businesses as well as voluntary, community and social enterprises. Relevant evidence would include comparable compliance-led housing projects, competent installation teams and robust arrangements for maintaining fire performance and records.
