Notice Description

42 Old St, Clevedon BS21 6BU is a listed building owned by Clevedon Town Council. The building is need of new or repairs to windows. Details: To provide and erect a suitable access scaffolding for safe access/egress to roof and chimney stack To inspect the chimney stack and rake out any loose, unstable and damaged mortar, replace with a suitable Lime Mortar to match existing as close as possible To inspect the chimney stack flaunching, cowls and guards replace as necessary To inspect and repair as necessary roof line parapet walls, coping stones, ridge tiles, and hip tiles To inspect and repair as necessary valley gutters and clear all debris To re-seat and fix any loose roof tiles along the valley lines To inspect the main stone walls of the building, rake out and re-point as necessary using Lime Mortar mix To apply a clear natural stone seal to the rear elevation To inspect and repair window mullions and Front Door mullion as necessary using a suitable sandstone repair mix and stainless steel pins To remove and dispose of all timber facia, gutters, downpipes and associated fixings To inspect and treat rafter ends, splice in new timbers where necessary To supply and install new treated timber facia boards and apply primer, undercoat and top coat to same (top coat colour to be agreed) To supply and install new 'cast iron' effect upvc gutter channel, clips and downpipes and connect to existing drainage outlets To overboard the existing sloping ceilings in the Landing and Bedroom areas with 25mm insulated plasterboard and plaster skim same To scrape back and repair areas of water damaged internal walls ready for decoration To prepare, fill, stain block and re-decorate all internal walls, ceilings and woodwork Windows - OPTION 1 To strip back existing paint finish to expose frame and casements To remove all rot and splice in new timber as necessary To apply a wood hardener solution to all timber To remove existing ironmongery To supply and fit new period hinges, handles and latch mechanisms To apply primer, undercoat and eggshell top coat To supply and install sliding secondary glazing units to each window Windows - OPTION 2 To remove and dispose of the existing windows and frames Prepare and install new Heritage Timber casement windows to each opening complete with slimline double glazing and period ironmongery Complete any internal repairs following installation
