Notice Description

Bristol City Council (BCC) owns approximately 27,000 dwellings and around 600 blocks of flats with a range of property types, including 1 bed bungalows, studio flats, 3 bedroom maisonettes, and 2-4 bedroom houses. Blocks range from 3 storey walk-up flats to 18 storey high rise blocks. There are 59 high rise blocks, 28 sheltered blocks and around 500 other blocks. In addition, Bristol City Council provides an energy efficiency service to domestic owner-occupier and the private rental market, managed through its Energy Service. The Service offers loft, cavity wall and external wall insulation; gas replacement boilers and new heating systems, including new gas connections in conjunction with the utility provider, and Solar PV systems. Where possible all installations are subsidised with ECO funding or other grants as and when available. The service manages approximately 300 installations across all types on an annual basis. Accessible Homes are responsible for arranging the installation and subsequent repairs of disabled adaptations within BCC's housing stock in both occupied and "void" properties. The majority of this work within dwellings focuses on bathrooms and the common transit route between the bathroom and the electrical consumer unit. The installation of a level access shower requires that the existing bathroom suite and floor coverings are removed along with wall tiling and access to riser/service ducts/ voids. On some occasions entire partition walls maybe removed to increase space. Work to ceilings maybe required when zoned lighting is installed. Kitchen adaptations can range from a full replacement to the replacement of individual worktops or wall/base units to provide easy access. Other works include both internal and external door widening. Repairs to existing adapted bathrooms may require similar works as well as repairs to damaged ceilings in rooms below the bathroom. BCC currently has management surveys of around 11,000 dwellings. All communal areas have been surveyed to comply with Regulation 4 of the Control of Asbestos Regulations 2012.The Council wishes to appoint an experienced and competent contractor who has demonstrable experience to carry out and produce suitable Asbestos Management Survey reports for BCC's domestic properties, which includes both occupied, voids and communal areas.
