Notice Description
Kent Community Health NHS Foundation Trust ("the Trust") is the freeholder of the site on which it wishes to invite organisations to finance and construct a new health and wellbeing centre ("the Centre"). The Centre will have a Gross Internal Area of approximately 2,096 (Two thousand and ninety six) square metres and needs to meet the requirements defined by Kent Community Health NHS Foundation Trust (with the Trust leading) Kent and Medway Clinical Commissioning Group ("the CCG").
Lot Information
Lot 1
The Trust will lease the site to the successful bidder for it to deliver the Centre. The occupier(s) will lease the completed building for a period of up to 35 years. At the end of the lease term the Centre will revert back to the Trust's ownership. By leasing the building to an NHS body the developer will secure a long term fixed return for the investment. This is a joint procurement for Kent Community Health NHS Foundation Trust CCG with the Trust leading on the conduct of the procurement procedure. The NHS bodies will confirm contractual arrangements to bidders shortlisted to participate in the procurement procedure. The Contract award will be by either or both of the named Authorities. [The project will also involve the delivery of connecting road infrastructure and public realm spaces.] Additional information: II.1.5 Estimated value of Contract is based on the value of the new facility not the potential rental return for the developer. II.2.7 Duration represents the 35-year lease period and is not inclusive of the construction period. The Trust reserves the right not to award the opportunity or to award only part (or a different arrangement) of the opportunity described in this contract notice.
