Summary of the contracting process

Notting Hill Genesis (NHG) appointed estate agency suppliers to a framework for residential and commercial property and land. The work primarily supports NHG’s development sales programme, including shared-ownership and private-sale homes, and may include advice and agency services for buying and selling property. The framework is also intended for other authorised users with similar needs, including social housing providers, registered housing providers, local authorities and arm’s-length management organisations. Services are centred on Greater London, with work also possible elsewhere in the UK. This is a broad property agency requirement spanning marketing and sales as well as property-purchase support, rather than a single property transaction.

The procurement is complete and the framework has been awarded to nine suppliers: CBRE, Countrywide Estate Agents, Hamptons Estates, Jones Lang LaSalle, Red Loft, Savills, Sequence, Sitesales Property Group and The Romans Group. The first supplier signed the framework on 29 June 2026. The framework is for 1,440 days, with an option to extend by up to a further 24 months. Its estimated overall value is £6 million, based on NHG’s projected spend and allowing for call-offs by third parties; actual call-off work is not guaranteed and is at users’ discretion. NHG used a restricted procedure. Bids were assessed on quality, weighted at 60%, and price, weighted at 40%. Suppliers needed specified professional memberships or accreditations to participate.

This award demonstrates demand for estate agency capacity able to support a housing developer’s sales programme, particularly shared-ownership and private-sale homes, alongside commercial property and land transactions. Suppliers competing when this requirement next comes to market would need to provide a comprehensive agency offer, covering property promotion and sales as well as advice and support on purchases and disposals. The work is primarily in Greater London, with the ability to serve sites elsewhere in the UK relevant too. The successful field included both large firms and smaller specialists, suggesting the framework accommodated suppliers of different sizes. Credibility also depends on meeting the required professional memberships and accreditations and delivering services in line with RICS professional standards and relevant legislation.

Notting Hill Genesis (NHG) is establishing a framework of suppliers to deliver a comprehensive range of estate agency services. These services may support the promotion, sale, or purchase of residential property, commercial property, and land. This single Lot framework will cover Greater London and some areas outside of London. It will be available to NHG as well as other authorised users with similar requirements.

Notting Hill Genesis (NHG) is procuring a framework of suppliers to provide a comprehensive range of estate agency services for NHG and other third-party framework users. This includes providers of social housing including without limitation any Registered Provider (as defined in the Housing and Regeneration Act 2008 and registered with the Regulator of Social Housing), local authorities and/or Arm's-Length Management Organisations (ALMO). The services will primarily be for the purpose of delivering NHG's development sales programme where we have shared ownership units, private sale units or a mixture of Share Ownership and Private sale. Services may also include the provision of agency advice and services in connection with the purchase and, sale of real estate, in accordance with RICS professional standards and all relevant legislation - including in relation to residential property, commercial property, and land. The services required under call-off contracts will predominantly be for sites/properties/land located in Greater London; however, sites/properties/land may also be located outside of London. Additional information: 9 suppliers have been appointed to the Framework. In section V.2.3 we have listed the suppliers which have been appointed.

Options: NHG reserves the right to invoke an optional extension of the framework term for an additional 24 month periods.

Renewal: NHG reserves the right to extend this framework by a further period of up to 24 months. Please refer to the SQ documentation for further justification for the framework extension.
