The London Borough of Camden is procuring a works contractor to redevelop a former car park at Hadley Street, NW1 8TE, on the Castle Road Estate in London. The project will provide 16 new homes for social rent, all of them affordable, in two buildings. The works relate to a residential new-build scheme and include the redevelopment of the site following demolition under an existing planning consent. This opportunity suits main contractors experienced in new-build residential work on constrained, occupied urban estates. Bidders must provide two comparable case studies completed within the previous five years, covering delivery near residents, constrained logistics, programme, cost, quality, safety, resident satisfaction and stakeholder engagement. Evidence is required of managing demolition, enabling works, estate landscaping, play areas, access, deliveries, pedestrian safety, noise, dust and vibration, including use of logistics and delivery management plans. The requirement also tests social value delivery, such as apprenticeships, new entrant jobs, placements, education engagement, local supply-chain spend and community initiatives. The expected financial threshold is £10.95 million turnover and a current ratio of at least 0.6 in either of the two latest financial years. Insurance requirements are £10 million employer’s liability, public liability and professional indemnity cover.
