Summary of the contracting process

Nottingham City Council intends to procure fire door maintenance and repair services for buildings across Nottingham. The requirement is for a reliable supplier to support the ongoing maintenance and repair of fire doors as part of the Council’s construction, maintenance and infrastructure programmes. This is a services procurement covering fire doors and associated repair and maintenance activity, classified under CPV 44221220 for fire doors and CPV 50000000 for repair and maintenance services. Work will be delivered throughout the city. The procurement is arranged as a single lot. The Council is the public-sector buyer and will require a supplier able to manage maintenance activity across its building portfolio and respond to the repair needs of fire doors.

This procurement is at the planning stage: the Council has announced its intention to procure, but has not yet invited tenders. It expects to use an open procedure for a light-touch services contract. The anticipated contract period is 1 October 2026 to 30 September 2030, with a possible renewal or extension to 30 September 2032. The estimated value is £2.2 million excluding VAT, or £2.64 million including VAT. The Council expects the tender notice to be published on 1 September 2026. The procurement is above the applicable threshold and is planned as one lot. The value has been updated because VAT was previously miscalculated. There are no bid deadlines at this planning stage.

The future requirement should suit contractors specialising in fire door inspection, planned maintenance, reactive repairs and associated building maintenance services. Suppliers will need practical capability in maintaining fire doors across multiple buildings, diagnosing defects, carrying out repairs and supporting effective fire-safety performance. The Council describes its preferred supplier as reliable, indicating that dependable service delivery, responsive repairs and the capacity to manage an ongoing programme will be important. The single-lot structure may suit an established maintenance contractor able to provide a city-wide service, as well as smaller businesses and voluntary, community or social enterprises: the lot is expressly identified as suitable for SMEs and VCSEs. Relevant fire-door maintenance experience and operational resources would help suppliers prepare for the later tender.
