Summary of the contracting process

Amplius Living plans to procure programmed external improvement, civil engineering and structural maintenance works for its properties. The scope includes footpaths, paving and other external surfaces; drainage and groundworks; landscaping; fencing and gates; masonry and building-fabric repairs; demolition and making good; communal areas and drying facilities; accessibility improvements; car parks and highway-related works; storage facilities and small structures; bollards and railings; concrete repairs, waterproofing, flood resilience and water-supply pipework. The work is planned maintenance, rather than routine responsive or emergency repairs, although urgent work may arise. Delivery is intended across the West Midlands, North Yorkshire, East Midlands, East of England and South East England.

The procurement is at the planning stage: Amplius has stated an intention to procure, but has not yet invited tenders. It plans to consult potential suppliers on the market, proposed terms and conditions, the specification and performance measures; this engagement is to inform a possible future competition. The buyer’s stated consultation timetable sets 25 November 2026 as the date for clarification queries. The estimated value is £15 million including VAT. The planned contract period runs from 1 December 2027 to 1 December 2032, with an extension possible to 1 December 2034. No award criteria or procurement procedure is set out at this stage.

This work is likely to suit construction and property-maintenance contractors able to deliver planned programmes across several regions, with experience spanning external surfaces, drainage and groundworks, landscaping, building repairs and structural or civil works. Suppliers with a broad range of trades, or the ability to coordinate specialist subcontractors, may be well placed to cover the varied scope, including accessibility improvements, flood resilience, water-supply pipework and small structures. Amplius is seeking supplier views on commercial terms, specification and performance measures, so businesses with practical insight into delivery methods, pricing structures and measurable service performance can help shape the future tender. The listed work is programmed maintenance; firms focused solely on day-to-day reactive repairs may find the scope less aligned with their business.
