Service Contract - Professional Design Team
Notice Description
Leith Community Crops in Pots, a local charity, invites tenders to provide costed design options for renovation or replacement of an Edwardian Pavilion situated in Leith, Edinburgh. The Pavilion was designed as a Tennis Club, has fallen into disrepair, and we wish to transform it for use as a farm shop, cafe and meeting/training space. We will select a tender and seek funding from the Big Lottery Fund Community Assets Programme to pay for the design work. and, at a later stage, the building work. The Big Lottery Fund (BLF) is supporting this process and will be involved in the assessment of tenders. At the end of this design phase, you will invite tenders for the building work ("The Main Project") to deliver the preferred design option, and you will oversee that building contract on behalf of Leith Community Crops in Pots.

We are inviting tenders for a Design Team to provide services from RIBA Stages 1 to 7 to develop a design and deliver a sustainable community facility to our requirements, including an initial options appraisal. The Design Team should include, but is not limited to, Architect, Quantity Surveyor, Structural Engineer, Construction Design Management health and safety consultant, and Mechanical and Electrical Services Engineer. Additional specialist services may be included. We expect to use the standard appointment documents relevant to each profession. The Design Team should have prior experience of successfully delivering sustainably-designed, publicly funded projects run by community-based charities. The project is dependent on gaining Lottery funding. The commission, therefore, contains break clauses at key funding stages - see the Project Brief. It may be necessary to stop the project, and therefore the design team's commission, if funding is not obtained.
Options: Options Appraisal Services should include the provision of a costed options appraisal for the design or replacement of the Pavilion. Options should be across the indicative budget range for the renovation/replacement (i.e. 150,000 GBP to 450,000 GBP) and should clearly demonstrate how different renovation or replacement designs could allow for the intended functions and desirable features set out above. The output from this project will be a small number (~ 3 or 4) of costed design options that are realistic and deliverable, given the Pavilion is situated in a conservation area in Leith. Sufficient detail should be given in the design options for a different company to conduct the renovation, conversion or replacement without any further design and architectural planning work. LCCIP will select a preferred design, and the scheme will be developed on this basis. All outputs, including the design options, produced through this project will be the property of LCCIP.
