Scottish Enterprise (the Employer) is seeking to appoint a design team (The Consultant) to provide full Design Team Services in relation to the provision of an additional Modular Unit including design in conjuction with Modular supplier with fit out design potentially including an additional Class 2 lab through to completion and handover. Scottish Enterprise (the Employer) is seeking to appoint a design team (The Consultant) to provide full Design Team Services in relation to the provision of an additional Modular Unit including design in conjuction with Modular supplier with fit out design potentially including an additional Class 2 lab through to completion and handover The unit will create a first floor above the single unit which exists on site and is in full operation as the Centre for Dementia Prevention. Due to the sensitive nature of the operation of the ground floor unit very careful consideration is required in the logistics of how to approach and manage these works. The upper floor units need to completely match the ground floor unit in terms of external finishes, fenestration and adapted at eaves / parapet level to ensure continuity of cladding and roof drainage arrangement. SCOPE OF SERVICE Provision of Project Management and full Design Team services to develop the design of Modular Units tender docs and project management to completion in order to form temporary accommodation at Edinburgh BioQuarter. Services will range from Stage A through to L, (RIBA 2007 Plan of Works refers) with initial design followed by supply, fit out, transitional services and making good defects period. PROJECT REQUIREMENTS The following aspects are the component parts of the project: Modular Unit Shell. The Shell requires to replicate the existing ground floor unit in terms of size, design structure and finish to create a further 600m2 of temporarily accommodation for Life Science tenants large and small to enable the growth of Life Science Technologies in Scotland. An additional pod is required at ground floor level which creates the stairwell link between ground and 1st floor The Modular Units require to be constructed to good standard which meet all Building Control requirements particularly around insulation and air tightness. Whole Life Costing techniquies require to be utilised in order to optimise the built asset whole life performance. Core area to include the like of any required common corridors, upper floor and fire escape stairs, toilets, and reception space all designed to a good commercial standard and in keeping with the design guidelines The design should allow good level of flexibility to accommodate fit-out works of various sizes and forms but allow for maximising the amount of natural daylight into proposed office. Fit-Out The intention is to undertake speculative fit-out to a Cat A office standard as part of the initial contract which will involve the creation of a range of office suites of varying sizes to meet expected demand. The services installation requires to be designed in a flexible but pragmatic way that allows some flexibility in the layout and the ability to change to a degree if demand requires The Modular Units require to be fitted-out to good standard repeating that already adopted in the existing units and, as noted, installed flexibly to allow for maximum amounts of natural daylight into office accommodation. Service Strategy The existing Modular unit plant room is sized to take the necessary services for the upper floor but all the external plant and air handing etc is currently sited at ground level in the service yard. The capacities of the exiting plant need to be checked and adjusted and/or complemented to ensure sufficient for the purpose. Again close liaison required with the existing tenant regarding any implication there may need to be to the operation of plant The incoming utility capacities also need verified in respect of the capacities and early intervention with utility suppliers is key to ensuring a timely conclusion Further details of the Scope can be found within the Invitation to Tender (ITT)..
