3.1.1. The Authority wishes to enter into a Contract with a suitably skilled, experienced and resourced back-up Contractor for the Repair of its Void Housing Property.

The Authority wishes to enter into a Contract with a suitably skilled, experienced and resourced back-up Contractor for the Repair of its Void Housing Property. 'Void Property Works' shall mean any, repairs, renewals, reinstatement, replacement, internal redecoration, cleaning and clearing out ordered in accordance with the provisions of the Contract arising as a result of a change of tenancy. The Void Property Works comprise joinery, plumbing work, electrical work, builders work, tiler work and on occasion painter work to void houses. The Void Property Works may take place to any or all of the Authorities Property. It is the intention that the undertaking of the following Works will not form a part of this Contract: a)Servicing works and associated repairs to; lifts, fire alarm and emergency lighting systems, heating/gas systems, fire equipment and other specialist installations. b)Repair / installation of gas & central heating systems. c)Planned cyclical painting programme work i.e. painting doors, windows, fascias etc. and associated repairs such as may be contained within a large contract for complete schemes or properties. d)Planned programme maintenance works - any item of construction, repair or maintenance, which has been budgeted for by the Employer as programmed works contract. e)Day to Day responsive repairs. f)Anything that has not been specified within Works Orders

Renewal: There shall be an option to extend the contract by two further one-year periods.
