Waverley Housing Association (the Authority) is seeking the appointment of a Principal Contractor to carry out exterior refurbishment works and works to common stairwells to existing flatted blocks at Upper Langlee, Galashiels The construction works will therefore be undertaken in a phased strategy approach to sequence the works to facilitate the Authority and Tenants (Within Section K, please ensure to include examples of similar projects where the works have been managed through successful phasing plans). This will dictate the need for effective security provision and be mindful of a live site with tenants remaining in occupancy. Please note the phasing plan / strategy / has still to be confirmed, but there will be a baseline phasing plan included within the next stage, which will be accompanied by Waverley Housings Association's requirements / parameters. During the next stage contractors will be expected to expand on the existing or create a new phasing plan which will be inclusive of Waverley Housings Association's requirements / parameters and will clearly show this at each stage. A brief synopsis of the key aspects of the design is as follows: 1. Removal of the existing render system to sound base and prepare for new exterior finish 2. Application of a new exterior finish either proprietary cladding system or proprietary insulated render. 3. Preparations and the partial or wholesale re-roofing of the blocks using a cold applied system and overlaying the existing roof waterproofing system. 4. Replacement of windows and doors where required to account for the new external envelope. 5. Renewal of rainwater goods. 6. Replacement of communal security doors and renewal of door entry systems (blocks 244-290 Beech Avenue excluded). 7. Refurbishment of existing balconies. 8. Complete common stair finishes upgrade across all the blocks: all floor finishes, and decoration. 9. Installation of duct work for future installation of photovoltaic panels
